This is an opportunity for you to leverage BrokerBay’s Merge or Combine tool.

Merge vs. Combine - What’s the Difference?
Both the merge and combine tool helps manage listings within your brokerage platform with the same address. However, you’ll be using each for a different purpose.
When Do I Merge?
Use the Merge tool to transfer a no longer active listing’s configurations to a newly pulled in listing for that same property.
Have a previously Terminated/Withdrawn listing and the property newly relisted? You’re free to enter new configurations, but the Merge tool is available for you to transfer over details from the old listing.
*Note: merging over details from an old listing to a new listing is not reversible.
When Do I Combine?
The Combine tool should be used for multi-boarded listings within your brokerage platform (i.e. the same property is listed across multiple boards or associations).
*Note: Uncombining listings can be actioned through the Admin Queue - Duplicates tab’s Show History button. Click Uncombine to separate the two listings.
Admin Queue: Merge or Combine Listings
Head to your Admin Queue’s Duplicates tab. Here you’ll see any actionable duplicate suggestions. Each suggestion indicates a likely reason as well to help you merge/combine. You can also dismiss the suggestion if the listings should remain separate.
How to Merge
A property that has been terminated and re-listed will automatically appear in the duplicates tab. Feel free to confirm listing details, by clicking the eyeball tool to expand. Clicking Merge will open the Merge Listings page for you action.
Merging a listing means you are transferring over:
- Showing Configuration Settings
- Listing Contacts
- All Showings
- Registered Offers
- Feedback
Please note that when you merge two listings, you can choose which of the above information you would like to merge over.
How to Combine
A property listed on multiple boards will automatically appear in the duplicates tab. Feel free to confirm listing details, clicking the eyeball tool to expand. Clicking Combine will open the Combine Listings page for you to action.
Please note that once combined, the newly combined listing will have the OLD listing’s settings applied.
How Can I Manually Merge or Combine Listings?
Not seeing the listing in your Duplicates tab? A listing might not come up in your duplicates tab if:
- The address differs
- The neighbourhood differs
- The two listings have different list types (one for sale, one for lease)
- One is commercial, the other is residential
If you’ve determined you have listings requiring merge/combine, leverage the manual option.
First, go to your Admin tab and select the Merge/ Combine Listings tool.
You’ll be provided the option to Merge or Combine. Select the one that applies to your listing’s case and search the OLD listing and NEW listing. Once set, click Merge or Combine to action.
I combined a listing by accident. How can I uncombine it?
To uncombine a listing, go to your Duplicates Tab and select "Show History".
From this tab, you can any listing that had previously been combined at anytime within your platform.
